Starting Nude Communities
| We have talked a little about what type of communities we would be interested in BUT... How do we begin to make them more of a reality? Your thoughts please for beginning the dialoge with persons of like minds towards making nude communities a reality. | |
| First of all, it should be in one of the warmer states (read that southern), and a state with no state laws that ban public nudity. | |
| I agree that it should be in a southern state with no laws against nudity. However you cannot rely on the state laws. You would have to do your homework to see what the county law says. In Florida there is no law against nudity at the beach, however some counties do have nudity laws. We live in Sarasota, FL which has no laws against nudity at the beach in Sarasota County, We live just across the county line in Manatee County and still have a Sarasota address and Manatee County is more strict about nudity. It would be great to see a true nude community developed, specially in Florida that would be like Colina Do Sol, however it would take a lot of research and a lot of people to band together and invest to make it become a reality. | |
| I believe it'd be necessary to look at laws or ordinances at all levels. In part, it'd involve just getting the approval of neighbors, I believe, since they'd be the ones to notify authorities. I'm not sure how one would start a dialogue to feel out others' viewpoints on nudity and, more importantly, gain their approval. Without starting a whole new community, independent from what already exists, i'm not sure it can ever be accomplished. But, what a great dream. Jim | |
| I've thought about this and thought it would be best for the person/corporation/partners/etc. to own multiple properties. That way, in case one was shut down by a county or neighbor protest, etc., you don't lose it all. Also, from a business standpoint, it would be good to have a plan B for a property... to make it a non-nudist rental community, if say the local government won't allow it sometime later. One way or another, it would take loads of money to buy a property and develop a community. I'm dirt poor right now. I think I have great ideas, but no money. Perhaps business-savvy folks could form a corporation to develop resorts/communities. A central office could deal with policies, membership screening, government red tape and all legal issues. | |
| A good idea might also be to buy existing nudist resorts. They already have local legal/neighbor issues settled out, facilities built and a customer base established. Hopefully (if government regulation doesn't stop you), you can develop it much further. There are always several for sale around the country at any given time, if you have a ton of money, a ton of credit or some other clever way to buy a resort. Nudist resorts are apparently hard to sell. I've seen some on the market for years. I think a small resort in North Florida (near Live Oak, FL) years ago just gave up, closed up, sold it for another purpose or let the bank have it. | |
| Just throwing this idea out there, but what if as a united nudist community, those who enthusiastically want to build a community or reservation can pool money together or start a donation collection in order to buy up property in a area of majority choosing and that could be the start of one community. As time passes, that community could grow and expand it's territory and over a bit more time, other communities could either start up near by or branch off to start their own. Like I said, this is just an idea. Something like this needs to be planned out carefully and be designed and built over time, but you get the general idea. | |
| i wish i could be optimistic about the possibility of forming a nudist community but as a property owner of a private 50-acre nudist family homestead, i have found finding other nudists to live on the property extremely difficult. | |
| I can tell you from exploring the possibilities with some friends that in todays world the EPA of the Federal Government rules with an iron fist..if your building a building or developing land you have an incredible amount of paper work to fill out just for the EPA who will study the project and then have you do an impact study of the environement and then propose offsets to any and all impacts that you "might" be causing...the days of just buying land and developing that land are pretty much gone...the wonderful EPA will tell you if you can or can not develope it...and ooo by the way??? any small creatures that they can claim for the endangered species list they will halt the project while YOU dish out the cash for the environmental study on the creatures...and any stagnant water or wet spots or byou they can claim as marsh land they will do that as well... recently in North Carolina a good friend of mine wanted to expand his law firm and that entailed buying land and building a new building...the EPA impact study and the items they had to do as off sets for the environment in order to build the building literally cost more than the building itself... might have better luck to just buy an island... | |

| TexasnNewd, true, I've heard a nightmare of government regulations (at all levels - federal, state and county) can kill real estate development dreams of all sorts of - nudist or not. In some cases, the development may still be allowed, but at 10 or 20 times the costs that it needs to be. If one has the enormous financial resources to make it happen, you unfortunately have to charge your tenants much higher rates just to cover the artificially-high cost of development. Be careful how you vote (and there's plenty of guilt in both major political parties). Most people seem to think more regulations are always a good idea - until they adversely effect you, your business/real estate venture, and your family's future. That being said, look for states and counties that have less regulation to deal with for starting a nudist community development, so at least the costs and complexity are less. Of course you still can't escape the EPA, but maybe there are ways to get around the high cost of dealing with them too (smaller developments, etc.)? | |
| In most states, nudity is not the issue in starting a nudist community. In Michigan, a ruling by the state's supreme court protects the right to be nude in a private setting. See http://www.michigannudebeachadvocates.org/Articles.html#article_Nudity_and_the_Law So the first consideration in Michigan would be to find appropriately secluded property or property that could be screened with trees, etc. The property would not have to be gated. Anyone entering the community can not rightfully argue his peace was disturbed as all he has to do is turn around and leave. In other states, find out what are the laws on nudity. Next, decide what type of community is desirable and feasible: privately owned lots and houses with some community areas, condominiums, commune where all property is owned by the community. Shall there be an area open to the public to generate income for the private community? What laws (including tax law) come into play with a public area? A community of solely private homes will have fewer regulations imposed upon it, and a naturist community of private homes may well avoid restrictions on nudity in states that ban nude resorts. Look into attaching deed restrictions. I would recommend deed restrictions - a restriction that would pass on to any future owners of a private lot in the community. The restriction would be written to assure that nudity is tolerated by any and all future owners. Speak to a Real Estate lawyer to get it right. Your biggest hurdles would be purchasing and developing the land. Getting a group together to finance this would be smart. Hiring a knowledgable contractor to develop the property, pull the permits, etc. would be smart though expensive. Research "Intentional Communities" for ideas. |
